Summary

Our client like so many of us, had a growing family and a room in the house dedicated to office use. In order to free up space they wished to utilise the rather overgrown area at the bottom of the garden to site an office. Maximising internal office space whilst designing a studio with integrated storage and a shower room was our remit. Our client viewed another of our studios that was local to themselves and were (by all accounts) very impressed with the quality, affirming their confidence in our product and service.

Details

Mr Barclay used his own landscape company to clear and level the area, prior to our build team's arrival. Our designer who carried out the detailed survey and discussed functional and aesthetic aspirations with our client, created a studio that maximised space available whilst impacting minimally on the remaining garden. Paradoxically having a building sited at the bottom of a garden in this manner can in fact give a greater sense of space. Sited tight to the boundary the rear aspect of the studio was finished using cement particle board (significantly non-combustible) painted with a RAL colour coded (anthracite grey) weatherproof paint that matches the window and door frames. Access for this build was gained through the neighbour's garden with whom relations are still great! Any studio build that requires waste water drainage must comply with Building Control Standards, the project being inspected at regular key intervals to ensure compliance and allow 'sign off'. Some clients organise this themselves, however, as with this project, most prefer to use our associates who are extremely efficient and competitively priced. Of course we are there to guide you through the build process regardless. The shower room sitting neatly behind the storage area, was expertly fitted with an electric thermostatically controlled fully enclosed shower (900mm by 900mm), a sink with vanity unit (which houses a compact water heater) and a toilet with 3 way macerator. I eth main office an abundance of natural light enters from a high opening window on the rear wall and the recessed glazed frontage (which spans over 3.5 metres), all with A-rated double glazed uPVC frames in anthracite grey. Internally the office area is fully plastered, with skirting and painted matt white, with 9 high quality aurora LED down lighters and 5 double sockets. Additionally Wi-Fi was installed. The storage area, accessed externally via a seamlessly clad door is illuminated using a standard strip light. Western Red Cedar cladding was chosen, our most popular finish due to its intense honey colours and fine, knot free grain. Of course with the en-suite shower incorporated into this office studio its uses are endless and would assist re-sell value of the main property.
