For all buildings over 30 sqm, Building Regulation Approval will need to obtained. At Garden Spaces we can deal with this ‘in house’ using our established partner company with the benefit and capability to self-approve. We make this a relatively simple process as they understand our building methodology. We do not have to use local council Building Control services and do not have to bear the cost and delays this can incur.
Note: Building Control will insist on details such as a 150mm air gap under the building (meaning planning approval will be required due to issues with height if the building is less than 2m from boundary lines), higher levels of thermal performance, vented warm roofs etc., etc – and all items required to achieve Building Control approval.

We do charge a variable location fee for working at distance (up to a maximum of 10% of the overall project value). This charge covers our additional expenses, and relates to the distance from our business hub in North London.
