Summary

The Cowan family made the decision to remove the old underutilised garage from the bottom of the garden and install a bespoke studio ostensibly as additional family space and a rather deluxe guest room complete with its own ensuite shower room. As the images reflect, this delightful build was made to measure, forming the external boundary on one side and nestling behind two mature trees to the front.

Details

Given its primary use as a guest room, 'planning' was required, applied for by us and consent given without a hitch. Building regulations sign off was also required as is the case with any build that includes waste water and drainage. The shortest and most logical connection point for drainage to the studio was the main drain that runs along the lane alongside our clients' property. With minor short-term disruption to cars a concern we contacted the local authorities but it transpired the lane was owned by the local residents and so their consent was sought and work proceeded swiftly thereafter. This SIPs (structured insulated panels) studio provides superb thermal efficiency requiring minimal additional energy. To boost the temperature during colder spells, a simple wall mounted convector heater with thermostat and timer was installed. The majority of features in this 'helix model' studio come as standard. The floor is a 10mm v-groove oak effect laminate which comes with a 25 year residential warranty. The doors and windows are uPVC framed, RAL colour coded 7016 (anthracite grey) which matches the non-slip composite decking. The French doors have high security 5-point locking, with key operated locks for the windows. Externally the cladding is our kiln dried thermowood, secured with secret stainless steel pins and essentially maintenance free aside from annual oiling which is optional. Overall a great space, precision built into its uncompromising position, to hopefully be enjoyed by family and guests.
