• FOUNDATIONS: Pressure-treated timber bearers on dry mix concrete pile foundations in “normal” garden conditions.
  
• MAIN STRUCTURE: Floor, wall and ceiling are made from a robust wooden/timber stud wall that is wrapped in a multi layered foil insulating blanket. Thermal efficiency value, U = 0.44 w/m2 k (equivalent to 270mm of Rockwool).
  
• DOORS, WINDOWS and SCREENS: 1 off - 1.8m wide x 2.05m high French Doors, 2 off - 0.9m wide x 2.05m high fixed windows and 1 off - 1.2m wide x 0.48m high top hung opening window; uPVC double glazing (grey) with high security 5-point locking to doors, key operated locks to windows and double glazed with toughened glass.
  
• ROOF CONSTRUCTION: Single ply Firestone rubber (EPDM) roofing system (10 year guarantee, 50 year expected life) with aluminium trim and finished with black plastic rainwater guttering (including gutter guard).
  
• EXTERNAL CLADDING: Russian Larch (zero maintenance) T&G external timber cladding.
  
• INTERNAL FINISH WALLS: Walls: Dry lined plasterboard - decorated interior (matt white) with 5” painted skirting boards.
  
• INTERNAL FINISH FLOOR: A good choice of hard wearing 8mm wood effect laminates.

  We can upgrade to a foil blanket with 40 layers - thermal efficiency value, U = 0.28 w/m2 k (equivalent to 330mm of Rockwool).

  Anodised or powder coated aluminium – choice of 3 standard colours and many more at a slight additional cost.
  A variety of additional glazing units including folding & sliding units of between 1.8m and 4.5m.
