Do You Need Planning Consent for a Garden Room?

Once you’ve decided to go ahead with your garden room, you’re likely to want to get it started as soon as possible so you can begin to enjoy your new space. Before starting building, you’ll need to understand the rules around planning permission to avoid wasting both time and money.

Who Definitely Needs Planning Consent?

By using a reputable firm with experience and expertise in creating outdoor rooms, such as Garden Spaces, you may be able to avoid the need for planning consent altogether. However, if you live in certain parts of the country, such as a National Park, Area of Outstanding National Beauty or the Broads, you may be required to seek council permission before you’re able to make any additions to the outside of your home. You’re also likely to have to apply for permission if you live in a property with listed status and plans are likely to have to be approved and vetted before building begins.

What Does Permitted Development Include?

If you don't live on designated land or in a listed building, there are plenty of ways to speed up the building process by sticking within the permitted development guidelines and eliminating the need for planning consent completely.

One of the main guidelines states that any garden room may not exceed a height of 2.5 metres. And while this may not sound very high, Garden Spaces can create a room that keeps to this height limit (by using a flat roof) and still gives you internal headroom of 2.2 metres, without any compromise on thermal performance. This means you could have your dream garden space fully erected in just a matter of weeks.

Additionally, the location of your outbuilding can determine if you'll need planning consent or not. By ensuring that your garden room does not protrude from the front of your original house, you'll find you're more than likely eligible for permitted development. Additionally, as long as your garden room does not take up more than 50 per cent of the land around your original house, you are free to build without making planning consent necessary.

By simply abiding to the planning permission laws, you can easily ensure that the building of your new garden room is fast and efficient - allowing you to experience the benefits of your new space as soon as possible.
